North York HVAC Services for New Custom Homes and the Bungalows Beside Them

Same street, two very different houses

On plenty of North York streets, a 1950s bungalow sits right next to a 4,000 square foot rebuild, and the two need completely different HVAC. We size heating and cooling for large custom homes from a proper load calculation, zone them so every floor stays comfortable, and replace undersized original systems in the older houses next door. You get a guaranteed written price before any work begins.

  • Room-by-room Manual J sizing, never a square-foot guess
  • Zoning and two-system designs for large rebuilds
  • Upgrades for undersized original furnaces and ACs

Heating and cooling in North York's big rebuilds starts with the right size

A new custom home in Willowdale or York Mills is a very different building from the bungalow it replaced. Tighter walls, better windows, high ceilings, a finished lower level and often a wall of glass across the back. Heat loss and heat gain don't scale neatly with floor area, so a contractor who sizes by square footage usually gets it wrong.

Oversizing is the most common mistake we find. A furnace or AC that's too big runs in short bursts, leaves rooms uneven and does a poor job of pulling humidity out on a sticky July night. North York sits inland, away from the lake breeze, so summer cooling and dehumidifying matter as much as winter heat here.

We work from a Manual J load calculation, room by room, using the drawings or the finished house. Then we choose between one variable-speed system with zoning, two separate systems, or a main system plus ductless for a loft or a lower-level media room. Still at the planning stage? Bring us in early so the duct chases and mechanical room are big enough. For semis, laneway lots and the rest of the city, our page on HVAC in Toronto covers those jobs.

  • Room-by-room heat-loss and heat-gain calculation
  • Duct design checked against the blower's rated static pressure
  • Zone thermostats placed where they read real room conditions
  • A second system for upper floors when one can't serve the whole house

Rebuild or original bungalow: the calls a North York HVAC technician gets

The houses couldn't be more different, but the problems fall into a few clear patterns.

  • The house is only two years old and the floors are still uneven

That usually points to one large system with no zoning, or ducts that were never balanced after the build. We measure airflow at each register, set the dampers and, where it's needed, add zoning so each floor gets its own thermostat.

  • The AC short cycles and the air still feels damp

An oversized air conditioner drops the temperature fast and shuts off before it removes much moisture. We compare the load with the equipment, and a right-sized or variable-speed system runs longer at low speed and actually dries the air.

  • The original furnace can't keep up since the renovation

Finishing the basement, adding a sunroom or opening up walls changes the load, but the furnace stayed the same. We recalculate and size a new system for the house you live in now.

  • Bungalow ducts are too small for central air

Many post-war homes in Bathurst Manor and Don Mills had ducts sized for heat only. We test static pressure and tell you plainly whether to upsize a few runs, add a return or go with a high-wall ductless head instead.

  • Two systems in the new house seem to fight each other

When the upper and lower systems share an open stairwell, one ends up doing the other's job. We check thermostat placement, set sensible schedules and balance the two so they stop overlapping.

  • The lower-level gym or media room is always stuffy

Rooms with lots of people and equipment need their own airflow. A ductless head or a dedicated zone handles the extra heat without overcooling the rest of the floor.

  • Sound familiar?

Describe the problem and we'll tell you what it usually is, what it costs to fix, and whether it's worth fixing.

Frequently asked questions

How do you size HVAC for a new custom home in North York?

We size it from a room-by-room Manual J load calculation based on the drawings or the finished house, not from square footage. That tells us whether one zoned system, two systems or a mix with ductless is right.

Why does my new North York home have uneven temperatures?

Usually it's one large system without zoning, unbalanced ducts or a thermostat in the wrong spot. Balancing the airflow and adding zoning fixes most cases.

Is the original furnace in my bungalow too small now?

It may be if you've finished the basement or added space since it went in. A fresh load calculation shows whether the furnace and AC still match the house.

When does a North York rebuild need two systems instead of one?

When the load calculation shows one system can't move enough air to every floor without oversized ducts or noisy airflow. Many large rebuilds use two systems, or one zoned system plus ductless for the hardest rooms.

What do HVAC services in North York cost for a furnace replacement?

A high-efficiency furnace runs from $3,300 installed, and a cold-climate heat pump from $5,500. Final pricing depends on size and installation requirements, and your written quote is guaranteed.

Can an HVAC contractor in North York help before my rebuild is finished?

Yes. Bringing us in at the drawing stage lets us plan duct routes, the mechanical room and panel capacity before the walls close up.
